1. Information only, not an offer

Content on this website is for general information about Rishita Serenity, Lucknow. It does not constitute an offer, invitation to offer, allotment or contract. Any booking is governed solely by the application form, the Agreement to Sale, the applicable price list and the documents registered with UP RERA.

2. Prices and charges

• The starting prices shown are ₹3.08 Cr for the 3 BHK with servant and store and ₹3.31 Cr for the 4 BHK with servant and store. They are indicative and subject to change; the final cost depends on the unit, floor, preferential location, parking, applicable charges and taxes.
• Unit-wise prices, Preferential Location Charges and Interest Free Maintenance Security amounts are not published on this website and are shared on request, as instructed by the promoter.
• The price prevailing on the date of booking and acceptance by the company is final. Prices are subject to revision at the discretion of the company.
• Any price shown is not the final all-inclusive cost unless stated. Additional charges, preferential location/floor charges (PLC), parking, maintenance-related charges, stamp duty, registration, GST and other applicable taxes and charges are extra, as per the applicable price list.
• The price list applicable on the date of booking applies, and prices can be revised by the promoter/developer without prior notice.
• Any promotional or campaign pricing is valid only as stated in the relevant offer and does not replace the official price list.

3. Project information

• Project details on this website are current as at 15 October 2026 and correspond to the Phase 1 price list effective 14 January 2026, the Phase 3 price list effective 03 January 2026 and the UP RERA project records for UPRERAPRJ969270 and UPRERAPRJ752447/08/2025.
• The site plan is an illustration. Individual layouts, landscaping and features are subject to planning, approvals and revisions, and the plan is not a construction-status map.
• No possession date is published on this website. A completion date declared to the regulator is not a commitment to buyers.
• Specifications are indicative and may change as per the developer/promoter; equivalent finishes, fittings and fixtures may be provided.
• Travel times are approximate and vary with traffic, route and time of day.

4. Images

Images are artistic impressions unless labelled otherwise. Furniture, fixtures, accessories and landscaping shown are indicative and are not part of the offering.

5. RERA

Project UP RERA Registration No.: Phase 3: UPRERAPRJ752447/08/2025 · Phase 1: UPRERAPRJ969270. Authorised Channel Partner UP RERA Agent Registration No.: UPRERAAGT15197. Buyers should verify all project and registration details on the UP RERA website, www.up-rera.in, and in the official project documents before making any decision.

6. Payments

All transfer/deposit of funds by homebuyers towards booking/purchase are made only in the Collection Account of the project:

Cheques and demand drafts are to be issued in favour of “Rishita Developers Pvt. Ltd.”, payable at Lucknow, or paid by RTGS into the project collection account for the booked phase. Please verify payment details with the developer/promoter before making any payment.

7. Consent to be contacted

10. Governing law

These terms are governed by the laws of India, and courts at Lucknow, Uttar Pradesh shall have jurisdiction.
